Presto Modern Towns
165 Tapscott Road, Toronto
Presto Modern Towns is a classic example of medium-density housing above a shared parking garage. Placing the garage underground freed up space for 10 townhouse blocks to bring urban density to the site, while the wood-framed structures give the development a suburban feel.
The parking garage covers most of the site’s footprint and provides a foundation for 8 of the 10 townhouse blocks as well as laneways, planters, and a small park area. Built with cast-in-place concrete, this substructure includes a perimeter wall to resist the lateral loads imposed by the 2 townhouse blocks that do not rest on top of the parking garage.

The townhouses were constructed with wood framing using prefabricated modular panels. Floors and walls were constructed offsite and assembled onsite for an expedited schedule. The wood framing was carefully detailed to provide fire separation between each residential unit including concrete masonry unit (CMU) firewalls.
