In a first for Toronto, rental apartments sit on top of a luxury hotel. The first 14 levels are occupied by TOOR Hotel, with a mixture of hotel suites and amenities for the building’s permanent residents on the 15th and 16th levels. The upper floors house market-rate rental apartments.
The building’s 2 occupancies contrast in several ways, notably at the transition from the 14th to 16th levels where the footprint ‘staggers’ to leave an outdoor terrace area on the south and east sides. Load-bearing sloped columns 2 storeys in height further define this wraparound terrace, with a cantilever on the west side of the ‘stagger’. Above the transition levels, the residential rental floors feature distinctive balconies.

Along with the central elevator core serving the upper residential floors, a secondary elevator core for the hotel occupancy provides additional lateral stability below the 16th floor. A structural transfer on the 2nd floor redistributes loads over the open areas of the 2 lobbies, drop-off, loading area, and hotel restaurant; another transfer on the 16th floor redistributes loads above the prominent terrace.
