Riverside Square
Queen Street East, Toronto
Riverside Square is a purpose-built residential/mixed-use neighbourhood that reclaims former industrial lands on the east side of the Don River.
A 2-storey steel warehouse structure at 79 East Don Roadway, originally built 1990, remains on the site and serves as part of the dealership for Downtown Automotive Group. Six additional levels of reinforced concrete on top of the existing steel structure and a new 22-storey tower to its east house residential units. The other half of Downtown Automotive Group’s dealership is in a new twin building at 77 East Don Roadway.
Mid-rise towers along Baseball Place and Queen Street East supply nearly a thousand condo units and bring much-needed density to the area.
Status Completed 2020-2021 (Phase 1), 2024 (Phase 2)

The steel building remains on the original caissons with several additional caissons for the new vertical structure. The project employed shotcrete concrete placement for new elevator cores within the existing building for lateral reinforcing to accommodate the cast-in-place addition above. Several of the steel columns required reinforcing.
