Buildings: Low-Rise Residential

Low-rise residential buildings (up to 20m) include townhouses, condo and apartment buildings up to five storeys, and long-term care homes. They have comparatively low mass, simple foundations, and may be designed using a wide range of structural systems and materials. Shallow basements and lightweight framing materials enable construction on sites with ground conditions that would preclude larger, heavier buildings. Buildings in this category are generally designed with efficient land use as a priority and may require custom framing solutions as a result. Townhomes are typically constructed with wood framing. Modular construction, where prefabricated floor and wall elements are assembled on site, makes for a quick building process.

Long term care facilities and retirement homes tend to use a variety of framing materials including cast-in-place concrete, wood, steel stud, and more.

Boutique Condos

Low-rise condo developments are typically ‘boutique’ condos. Usually built for high-end clients, these buildings often have larger units and more elevator shafts than taller condo buildings. Cast-in-place concrete is the usual framing material for these projects.

Custom Houses

Single family homes represent a small fraction of our project catalogue but can present their own design challenges. Wood is still the most common framing material for houses although steel, concrete, or masonry may be needed depending on the architectural concept, site constraints, or construction budget.
