Buildings: High-Rise

High-rise buildings are over 60m tall, often in the form of a slender tower emerging from a 5-6 storey podium structure with at least 2-3 levels of underground parking. As buildings get taller, 'supertall' buildings of 300m or more are becoming more common. Most high-rise building projects are in densifying urban areas and require coordination to ensure no adverse impacts on the surrounding infrastructure.

Design Challenges

At Jablonsky, we've become experts in high-rise design having completed some of the tallest and most slender buildings in the country. More and more high-rise buildings are taking on distinctive character with exposed structure, sloped exteriors and extreme slenderness, all adding to the complexity of the structural design. Our engineers fine-tune structural layouts to ensure any building movements will be minimal, predictable, and safe. We specialize in the analysis and design of post-tensioning systems to limit cracking and deflections under high dynamic loads. Supplementary damping systems at the mechanical penthouse levels may be used for further reduction of accelerations.

Coordination Challenges

A flexible approach is required when designing a tall building. Most high-rise projects are in areas with developed infrastructure that should not be disrupted by the new building or its construction. The podiums of high-rise buildings include an increasing variety of spaces such as schools and grocery stores as well as building amenities and parking access, and the coordination process may involve analysis of several potential layouts to determine the most efficient structural solution. Constructability is key for our designers at Jablonsky, who lay out structural design with the trades in mind, allowing for speed and efficiency in construction.
