Gaining an understanding of height, cantilevers, heritage, transit, occupancy, and foundation challenges can start before purchasing land, and continue throughout the approvals processes.

Site Constraints
The conditions of a site that can impact its future development potential include existing structures and soil type. The design of a building’s foundation is highly dependent on the below-grade conditions, such as the depth of the water table and capacity of soils. Existing structures on the site must be assessed for structural integrity to determine if they can be safely designed into a new development or if they should be removed. We consult geotechnical reports and test results, conduct site visits, and may recommend additional testing to establish a clear understanding of the site’s limitations.

Structural engineers work with architects to ensure a building’s proposed foundation and structural framing system are appropriate for its site, budget, and intended use. We review massing diagrams and architectural schematics to determine preliminary sizing of all structural elements.
Local bylaws and zoning regulations may impose legal restrictions that impact structural design, especially if there are buildings with heritage status or transit infrastructure on the site. Integrating heritage buildings and designing around transit both involve lengthy review processes, and it is crucial to begin planning for them as soon as possible.
